When you register as a buyer, we collect your name, email address, phone number, and buying criteria. When you submit an offer, we collect your proof of funds document and offer details. We also collect standard usage data such as pages visited and browser type.

2. How We Use Your Information

We use your information to match you with deals that fit your criteria, send you deal alerts and notifications, verify your identity and financial capacity, and communicate with you about your account and transactions. We do not sell your personal information to third parties.

3. Proof of Funds Documents

Documents you upload as proof of funds are encrypted, stored securely, and used solely for the purpose of verifying your ability to purchase. We do not share these documents with other buyers, sellers, or third parties except as required by law. Documents are accessible only to authorized Texas Equity Connect staff.

4. Data Security

We implement industry-standard security measures including encrypted data transmission (HTTPS), encrypted document storage, and access controls limiting who can view your information. No method of transmission over the internet is 100% secure, but we take reasonable steps to protect your data.

5. Communications

By providing your email and phone number, you consent to receive deal alerts and platform notifications. You can update your notification preferences anytime from your portal. To stop receiving SMS messages, reply STOP to any text message.

6. Your Rights

You may request access to, correction of, or deletion of your personal information at any time by contacting us. We will respond within a reasonable timeframe.

7. Changes to This Policy

We may update this Privacy Policy from time to time. We will notify you of significant changes via email or a notice on the platform.

Terms of Use

By accessing or using the Texas Equity Connect platform ("Platform"), you agree to be bound by these Terms of Use. Please read them carefully.

1. Platform Purpose

Texas Equity Connect is a private buyer network providing access to off-market real estate investment opportunities in Texas. The Platform is intended for qualified real estate investors, cash homebuyers, and licensed real estate agents.

2. Eligibility

By registering, you confirm that you are 18 years or older, legally able to enter into contracts, and have genuine intent to purchase real estate. You must provide accurate information during registration.

3. Property Information

All property information including ARV estimates, rehab cost estimates, rental projections, and market data is provided as a courtesy for informational purposes only. Texas Equity Connect makes no guarantees regarding accuracy. Buyers are solely responsible for conducting their own due diligence before making any purchasing decision.

4. Asking Price

The asking price already includes our assignment fee. Buyers are responsible for all standard closing costs, including title insurance. A survey is optional — if the buyer requires one and the seller does not have a valid existing survey, it is at the buyer's expense. A transaction coordination fee may apply and will be disclosed on the specific deal.

5. Offers

Submitting an offer through the Platform does not constitute a legally binding contract. A binding purchase agreement is only created when both parties have executed a written contract. Texas Equity Connect reserves the right to accept or reject any offer at its sole discretion.

6. Proof of Funds

By uploading proof of funds documents you represent that they are genuine, current, and accurately reflect your financial capacity. Submitting fraudulent verification documents may result in immediate removal from the Platform and potential legal action.

7. Prohibited Conduct

Users may not share deal details or platform access with non-members, contact sellers directly outside of the transaction process, submit fraudulent proof of funds, or use the Platform for any unlawful purpose.

8. Disclaimer of Warranties

The Platform is provided "as is" without warranties of any kind. Texas Equity Connect is not responsible for any losses arising from reliance on information provided through the Platform.

9. Changes to Terms

We reserve the right to update these Terms of Use at any time. Continued use of the Platform after changes constitutes acceptance of the updated terms.

No. ARV and rehab estimates are ballpark figures to help evaluate a deal. Always conduct your own due diligence before making any offer.
I am a licensed agent. Can I bring deals to my clients?
Absolutely. Our listed price is net to us, so you add your fee on top and present the all-in number to your client. Sign up as a Realtor / Agent and verify with your Texas license number.
How quickly do deals close?
Most deals are designed to close in 7 to 21 days. Cash and hard money buyers tend to move the fastest.
What is an assignment agreement?
An assignment agreement transfers our contractual rights in a property to you. You are purchasing our equitable interest in the contract, not the property directly from the seller. The title company handles the closing.
What does equitable interest mean?
When Texas Equity Connect signs a purchase contract with a seller, we hold a legal, contractual right to purchase that property. We are marketing that contractual interest, not the property itself. This is a standard and legal practice in real estate wholesaling.
Does Texas Equity Connect represent me as my agent?
No. Texas Equity Connect is not a licensed real estate broker or agent and does not represent buyers or sellers in any agency capacity. No agency relationship is created or implied by your use of this platform.
